Talk to our expert fire protection consultants. We can achieve complete legislative and regulatory compliance for your project.

All building owners are responsible for the maintenance and certification of their fire safety equipment plus ensuring the public is safe to be inside the building.

Keeping the public safe and protecting adjoining properties from fires are fundamental requirements of building regulations. Getting a current building certified as safe requires frequent fire safety upgrades and the submission of an annual fire safety statement to your local council.

An upcoming project, on the other hand, requires a development application to be submitted and the council must provide fire safety recommendations before the development can be approved.

Dix Gardner can assist with achieving the high standards of fire safety required for all existing buildings and planned developments. Our team of capable fire safety consultants can assess the building, provide advice, and complete safety statements for your building.

Annual Fire Safety Statements

If you own an existing industrial or commercial building, a multi-unit residential development or public premises, you need to submit an Annual Fire Safety Statement. The statement certifies the building or premises meet the standards for essential fire safety, including:

  • Smoke detection and alarms
  • Sprinkler systems
  • Fire doors
  • Fire hose reels, hydrants, or portable fire extinguishers
  • Emergency lighting
  • Exit signs
  • Evacuation plans

The local council are the regulatory authority on this matter and can impose penalties if fire safety statements are not correct, so it’s essential to have the building assessed and statement written through a private certifier.

Our fire safety consultants can assess the building and provide recommendations on improving and/or upgrading fire safety in the building to meet the standards set out by the Building Code of AustraliaOnce we are confident the building is up to standards, we can provide a statement which can then be submitted to the council.

Fire Safety Upgrade/Orders

When a development application (DA) is submitted to the local council, the council can order the owner to upgrade the building plans to meet fire safety standards. The purpose of this is to:

  • Increase the safety of occupants within the building in the event of a fire
  • Ensure compliance with statutory requirements
  • Ensure that the maintenance and use of a building does not create a fire hazard
  • Ensure access is available for emergency services and ease of exit for tenants

In this case, Dix Gardner will provide recommendations on how to achieve acceptable levels of fire protection.
